Overview
The Asset Manager, Multi-Family Portfolio is responsible for executing portfolio strategies to enhance financial performance, optimize operations, and support strategic growth initiatives across the multifamily (commercial) assets. They will collaborate closely with third-party property managers, construction teams, and senior Pratt leadership. In addition, this role assists with large acquisitions and dispositions undertaken by Pratt & Associates, contributing analytical and operational insights to ensure each transaction aligns with company goals.
Salary: $60,000.00 – $75,000.00 per year
Key Responsibilities
• Monitor operations of third-party property managers, ensuring adherence to the owner’s plans. Flagging deviations and working with the team to correct course.
• Serve as one of the primary points of contact for the third-party property managers.
• Report monthly portfolio-level KPIs – with the ability to drill down to the property level.
• Coordinate and participate in the Owner’s physical inspection/walk of the properties quarterly.
• Work with third-party property managers to procure service and repair contracts that improve performance by leveraging the entire portfolio.
• Monitor the local multifamily market by conducting regular market research to track local supply/demand dynamics, rental rates, and competitor offerings, and advise on trends.
• Partner with third-party property managers to develop and refine property-level marketing strategies (online listings, referral programs, local outreach) that address market conditions.
• Evaluate the effectiveness of leasing incentives, promotions, and advertising campaigns, and provide recommendations for optimization.
• Review monthly financials operational reports and advise on discrepancies per property.
• Perform ongoing financial analysis of properties (NOI, cash flow, KPIs, etc.)
• Prepare and submit monthly reporting required by lenders.
• Continually evaluate opportunities to maximize asset value and profit.
• Assist in identifying, prioritizing and planning capital improvement projects
• Begin or continue to learn GAAP accounting principles regarding income producing properties.
• Continue to pursue continuing education and credentials related to real estate and investments.
• Develop new templates, queries and reports to continually streamline reporting of financials.
• Proactively review internal processes and work with company leadership to implement improvements.
Qualifications
• High level of confidentiality for all company, personal, and investor financial information.
• Advanced proficiency in Excel required and understanding of financial analysis concept and modeling of income producing property.
• Excellent written and verbal communication.
• Must be able to negotiate a wide range of personalities and work styles to accomplish set goals.
• Ability to keep multiple projects progressing in a fast-paced setting.
• Strong internal personal skills, collaborative mentality.
• Degree in construction, finance, accounting, business, or real estate preferred.
• Experience in one or all of the following: asset acquisition or disposition, real estate/property management, real estate leasing, real estate underwriting, project estimation or project management.
