Asset Manager, Multi-Family Portfolio
Job Overview:
The Asset Manager, Multi-Family Portfolio is responsible for executing portfolio strategies to enhance financial performance, optimize operations, and support strategic growth initiatives across the multifamily (commercial) assets. They will collaborate closely with third-party property managers, construction teams, and senior Pratt leadership. In addition, this role assists with large acquisitions and dispositions undertaken by Pratt & Associates, contributing analytical and operational insights to ensure each transaction aligns with company goals.
Key Duties and Responsibilities:
- Portfolio Oversight and Performance:
- Monitor operations of third-party property managers, ensuring adherence to the owner’s plans. Flagging deviations and working with the team to correct course.
- Serve as one of the primary points of contact for the third-party property managers.
- Report monthly portfolio-level KPIs – with the ability to drill down to the property level.
- Coordinate and participate in the Owner’s physical inspection/walk of the properties quarterly.
- Work with third-party property managers to procure service and repair contracts that improve performance by leveraging the entire portfolio.
- Monitor the local multifamily market by conducting regular market research to track local supply/demand dynamics, rental rates, and competitor offerings, and advise on trends.
- Partner with third-party property managers to develop and refine property-level marketing strategies (online listings, referral programs, local outreach) that address market conditions.
- Evaluate the effectiveness of leasing incentives, promotions, and advertising campaigns, and provide recommendations for optimization.
- Financial Management and Budgeting:
- Review monthly financials operational reports and advise on discrepancies per property.
- Perform ongoing financial analysis of properties (NOI, cash flow, KPIs, etc.)
- Prepare and submit monthly reporting required by lenders.
- Continually evaluate opportunities to maximize asset value and profit.
- Assist in identifying, prioritizing and planning capital improvement projects
- Process and Learning Development:
- Begin or continue to learn GAAP accounting principles regarding income producing properties.
- Continue to pursue continuing education and credentials related to real estate and investments.
- Develop new templates, queries and reports to continually streamline reporting of financials.
- Proactively review internal processes and work with company leadership to implement improvements.
Qualifications / Requirements:

- High level of confidentiality for all company, personal, and investor financial information.
- Advanced proficiency in Excel required and understanding of financial analysis concept and modeling of income producing property.
- Excellent written and verbal communication.
- Must be able to negotiate a wide range of personalities and work styles to accomplish set goals.
- Ability to keep multiple projects progressing in a fast-paced setting.
- Strong internal personal skills, collaborative mentality.
- Degree in construction, finance, accounting, business, or real estate preferred.
- Experience in one or all of the following: asset acquisition or disposition, real estate/property management, real estate leasing, real estate underwriting, project estimation or project management.
Job Type: Full-time
Pay: $60,000.00 – $75,000.00 per year

Experienced Equipment Operator
Callio Earthworks, a division of Pratt Home Builders, is seeking skilled heavy equipment operators experienced in site development and grade work.
Qualified candidates must have 5+ years of experience operating dozers, excavators, motor graders, off-road dump trucks, etc. Experience constructing/grading new roads, building pads, and stormwater is a must. Experience laying sewer and utilities is a plus.
Employment is year-round, long-term, stable, and local with 50+ hour weeks being the norm.
Qualified candidates must:
- Be proficient operating dozers, excavators, motor graders, etc.
- Be able to construct/grade new roads, building pads, and water retention ponds to within +/- 0.2’ of specified grade using traditional controls
- Understand and interpret site plans and design/set grades to accomplish task off of staking and benchmarks
- Operate equipment efficiently to maintain production goals and with attention to surroundings
- Be goal-oriented and accountable with personnel management skills and attention to detail
- Be drug-free and remain drug-free during the duration of employment. Must E-verify with two valid forms of ID. Must pass a background check. (No Felonies)
- Tolerate working in dust, dirt, loud noise, rain, and hot or cold climates
- Be able to properly lift 50lbs. Must be able to sit/stand for long periods of time.
- Be willing to work 50+ hours per week including overtime and weekends.
- Keep all work areas clean and orderly, informing management promptly of any safety concerns. Must comply to all company policies, procedures, and guidelines
- Report directly to the supervisor or foreman in a timely manner and to worksite or meetings as directed
- Have a clean driving record with a valid state driver’s license (3-year MVR)

Construction Laborer / Equipment Operator

Residential Field Construction Superintendent
Pratt Home Builders has an immediate opening for an assistant and experienced Residential Construction Field Superintendent for the Chattanooga or Cleveland area. Superintendent will be in charge of all aspects of the home building process. Duties include but not limited to: scheduling material and sub-contractors, maintaining high quality workmanship, keeping homes on budget and progressing towards completion, as well as working with the homeowner to provide the best customer service possible.
