While sometimes there are some fun questions from Chatta-newcomers about how to pronounce “Ool-te-wah”, one thing there’s never uncertainty about is that it’s a great place to live!

Just 15 minutes from the TN/GA split, according to the TDOT signs, it’s been a convenient place to call “home” for many Pratt customers throughout the years. With convenience to our mid-size city of Chattanooga, Tennessee, Ooltewah still offers a charm of its own. Just 10 minutes from Hamilton Place mall, the local shopping mecca, Ooltewah itself boasts a nice Publix shopping center and the ever-popular Cambridge Square, a local town square featuring local restaurants and boutiques. Many of our best-loved communities throughout the last five years have been tucked away just across the interstate for little more rural lifestyle that doesn’t sacrifice style or convenience.

The Pratt Home Builders Ooltewah community-to-watch in 2024 is Bainbridge. Just 5 minutes from Interstate access, Bainbridge is nestled between I-75 and Ooltewah-Georgetown Road for ultimate convenience. Nice and level, it’s a great place for walking with sidewalks lining both sides of the streets. The pool area will feature a pool house and plenty of lounge chairs to enjoy time with family and friends. Bainbridge offers spacious homesites that accomodate many of Pratt’s best loved home plans, thoughtfully designed by our in-house team of construction and design experts.

At this stage, Pratt customers can enjoy choosing between two options: Pre-sales, which give the opportunity to select homesite, home plan and all the finishes of your beautiful new construction home OR designer market homes, which are thoughtfully-designed by our in-house team so they offer stylish finishes without the longer timeline or having to make all the decisions.

When it comes to Pre-Sales, here are some of our beloved home plans we expect to be popular in this community in 2024:

  • Some of our favorite plans include The Emory, which can be built on many homesites at Bainbridge. The Emory is a spacious ranch home with an open kitchen and living room, with plenty of natural light along the back of the home. For customers who are looking to have everything on one level, but who still may need some extra space, this home plan is a great blend of features.
  • Another popular favorite home plan that can be built in Bainbridge is the Peachtree. The Peachtree is a two-story home with great curb appeal, offering a dining area we’ve seen many customers use as a library, office, or sitting room. It also has a spacious guest room on the main with a full bath, perfect for a teenage suite or giving visiting parents a place of their own on the first floor. A beautiful staircase brings residents to a showstopping main bedroom and spacious bathroom, complete with two additional bedrooms and the option of adding a bonus room.
  • Another great option to build at Bainbridge is the Waterford home plan, which is a main bedroom down home plan with remaining bedrooms upstairs. With a dedicated home office, dining room, and open kitchen and living room, this home plan offers style and space on the main level, with cozy additional bedrooms tucked upstairs.

Pratt + HabiChatt: Women Build Team Kicks Off Fundraising

Pratt Home Builders is looking forward to partnering with HabiChatt again on Women Build. This year’s future homeowner is Tanieshia Looney. This is an event the ladies (and men) of Pratt Home Builders look forward to participating in every year. “We love having the opportunity to put in some good old fashioned elbow grease to help real people in our community. It’s one thing to donate to a cause, but another to really get on eye level with people and hear their stories and be part of them. That’s what is so special about our team. They are truly passionate about helping people right here at home,” said Brittany Shaw, Director of Digital Media.

The bio excerpt below is courtesy of Habitat for Humanity Chattanooga:

“Tanieshia Looney, mother of two and Chattanooga native, has consistently worked on making her dreams of becoming a homeowner a reality. Growing up in public housing, she had a happy childhood with her mom, dad, and brother. She was close with her family and played softball all through grade school and college. The one thing that was missing was a home that they could call their own. She was first introduced to Habitat through friends who had become homeowners themselves. After applying and ultimately dropping out of the program due to illness 13 years ago, Tanieshia is back and more determined than ever to step up to the plate of becoming a Habitat homeowner herself. Tanieshia was drawn to apply due to the partnership that Habitat provides. Instead of throwing her to the wolves of homeownership, she was happy to have Habitat walk the journey with her and become a shoulder to lean on. One of her favorite parts of being in the program is the ability to experience it with her children, Anthony and A’Nieshia. They have been given the opportunity to build their home as a family and create memories that will
last a lifetime. Tanieshia has learned many new valuable skills throughout the program, but the lessons on money management have meant the most to her. She has learned how to make smarter choices financially, so much that her mother continuously tells her how proud she is of the changes she has made. Tanieshia views her
mother as the strongest person she knows, she inspires her everyday to “finish everything that
she starts” which has given her the motivation to complete the program. When envisioning her new home, Tanieshia is looking forward to creating a peaceful environment with a stable foundation for her children. Being a mom
with a full time job, a baseball and basketball coach, and a successful hair business, things can occasionally get hectic. She strives to create a positive environment for her children to grow and thrive in.”

The Habitat for Humanity Women Build is about building housing by women for women. The program has been a success for over two decades. Each team is responsible for raising $2,500 toward the goal. Less competition

Because we sell at every stage of construction, it’s fairly uncommon for homes to reach completion without being sold. This means many homes may not ever make it to the MLS and a Realtor representative may or may not know about available homes.

The same financing

There’s a common assumption that to build a new home means obtaining a new construction home loan. You’ll be pleasantly surprised to learn this is a myth!  You can actually use whatever lending product you would use on a resale home. We handle the construction, so by the time you purchase you’ll own a completed home. We accept cash, convention, FHA, VA, and THDA/USDA where it’s applicable. A deposit is required for a to-be-built (that means you choose the site and plan) and earnest money is required for our market homes (just like for regular transactions).
