Why Fall Is the Best Time to Buy a New Home in Chattanooga

When most people think about buying a home, spring usually comes to mind. Warmer weather, blooming flowers, and “For Sale” signs seem to appear everywhere.

But what many buyers don’t realize is that fall may actually be the smartest season to purchase a new home.

Whether you’re relocating to Chattanooga, upgrading to accommodate your growing family, or purchasing your very first home, buying during the fall months can provide significant financial and lifestyle advantages that many buyers overlook. See more tools and resources here: https://www.consumerfinance.gov/owning-a-home/

Here’s why savvy homebuyers are choosing to make their move before winter arrives.

1. You’ll Face Less Competition

Spring and early summer are traditionally the busiest times in real estate. Families often try to move before a new school year begins, which means more buyers are competing for the same homes.

By fall, that competition naturally slows down.

With fewer buyers actively searching, you’ll often enjoy:

  • Less competition for desirable homesites
  • More time to make thoughtful decisions
  • Reduced pressure during the buying process
  • Greater flexibility when scheduling tours and appointments

Instead of feeling rushed into a major financial decision, fall gives you the opportunity to buy with confidence.

2. More Move-In Ready Homes Are Available

Many builders complete homes throughout the year, making fall an excellent time to find move-in ready homes.

If you’re hoping to move quickly, you may not have to wait months for construction to finish.

At Pratt Home Builders, our Quick Move-In Homes offer professionally selected finishes, modern layouts, and the ability to move into your new home sooner.

Whether you’re relocating for work, downsizing, or simply ready for a fresh start, fall can help shorten your timeline.

3. Year-End Incentives Can Create More Value

As builders prepare for the end of the year, buyers may discover attractive opportunities on select inventory homes.

Depending on the community and availability, incentives may include:

  • Closing cost assistance
  • Interest rate buy-downs
  • Design Studio credits
  • Appliance or lifestyle packages
  • Special pricing on move-in-ready homes

While incentives vary throughout the year, purchasing in the fall often allows buyers to maximize overall value before the next selling season begins.

Be sure to ask our team about current promotions available in your preferred community.

4. Enjoy Your New Home Before the Holidays

Imagine hosting Thanksgiving dinner in your brand-new kitchen.

Decorating your Christmas tree in your new great room.

Welcoming family and friends into a home that truly fits your lifestyle.

Buying during the fall allows many homeowners to celebrate the holidays in a new space instead of waiting until spring.

It also provides time to get settled before the busyness of a new year begins.

5. Lock In Today’s Pricing

Real estate markets naturally change over time.

While no one can accurately predict future mortgage rates or home prices, waiting rarely guarantees better conditions.

Buying sooner allows you to:

  • Begin building equity earlier
  • Secure today’s pricing
  • Avoid future increases in construction costs
  • Enjoy your new home sooner

If interest rates decrease in the future, many homeowners also have the option to refinance while continuing to build equity in their home.

6. Chattanooga Continues to Grow

The Chattanooga area continues to attract new residents thanks to its strong job market, outdoor lifestyle, excellent healthcare systems, and growing economy.

According to the Chattanooga Area Chamber of Commerce, the region continues to experience steady business investment and population growth, making homeownership an attractive long-term investment.

Whether you’re moving from another state or simply looking for your next home locally, buying before demand increases can be a smart long-term decision.

7. Energy-Efficient New Homes Mean Lower Maintenance

Fall is also the perfect season to appreciate the benefits of a newly built home.

Unlike older homes that may require unexpected repairs before winter, new construction offers peace of mind with modern materials, updated systems, and greater energy efficiency.

Many new Pratt homes include features designed to help improve comfort and efficiency throughout every season.

Benefits include:

  • Energy-efficient windows
  • Modern HVAC systems
  • Better insulation
  • New roofing
  • Manufacturer warranties
  • Pratt’s dedicated in-house warranty team

Instead of worrying about replacing an aging furnace or repairing an older roof before winter, you can simply enjoy your new home.

8. Find the Right Community Before Spring Demand Begins

The cooler weather makes touring communities more enjoyable, and you’ll have the opportunity to experience each neighborhood before the busy spring market arrives.

Whether you’re looking for:

  • Mountain views
  • Resort-style amenities

Why Fall Is the Best Time to Buy a New Home in Chattanooga2026-08-03T20:24:30+00:00

What to Expect When You Build a Home with Pratt Home Builders

Building a new home should feel exciting- not overwhelming.

At Pratt Home Builders, we believe our buyers deserve to understand exactly what goes into building their home long before move-in day. That’s why we recently invited our Realtor partners to experience our Work Boots & BBQ event, an exclusive behind-the-scenes tour of homes under construction at Farms at Creekside.

Walking through each stage of construction helped demonstrate something we’ve believed for nearly three decades:

Quality isn’t something you notice at closing. It’s built into every step along the way.

Whether you’re building your first home or your forever home, here’s exactly what you can expect when you build with Pratt Home Builders.

Step 1: Building Starts with a Strong Foundation

Line drawing of "The New Haven" house design by Pratt Home Builders in Chattanooga, TN, featuring a two-story layout with a garage.

Every great home begins below the surface.

Before concrete is ever poured, our team carefully prepares the homesite through grading, drainage planning, and site preparation designed for long-term performance.

Once the foundation begins, we install:

  • Reinforced stem walls
  • Moisture protection and vapor barriers
  • Proper drainage systems
  • Multiple quality inspections before moving forward

Unlike builders who simply build to minimum code, Pratt focuses on building homes designed to perform for decades.

The Pratt Difference

We believe quality starts before the first wall is framed.

Step 2: Framing the Home

Couple embraces in front of a home under construction with a Sold sign for Pratt Home Builders in Chattanooga TN.

Once the foundation is complete, your home truly begins to take shape.

This stage includes:

  • Structural wall framing
  • Engineered roof systems
  • HVAC planning
  • Plumbing rough-ins
  • Electrical rough-ins
  • Energy-efficient insulation planning

Every Pratt floor plan has been intentionally designed in-house and solely focused around how families actually live.

Large gathering spaces.

Private owner’s suites.

Functional drop zones.

Flexible bonus rooms.

Every square foot has purpose.

Step 3: The Details Behind the Walls

Before drywall is installed, your home undergoes another series of inspections.

Although homeowners rarely see what’s inside the walls after move-in, this is one of the most important phases of construction.

Pratt includes premium building materials that provide long-term durability and peace of mind.

Some of the products we proudly build with include:

Advantech® Subflooring

Unlike standard OSB flooring, Advantech resists moisture during construction, reduces squeaks over time, and creates a stronger floor system.

James Hardie® Siding

Known throughout the industry for exceptional durability, Hardie siding resists weather, moisture, pests, and fading while maintaining beautiful curb appeal for years.

High-Performance Insulation
Proper insulation helps improve energy efficiency, homeowner comfort, and lower monthly utility costs.

Because many of these features become hidden once drywall is complete, most buyers never realize the difference they make.

At Pratt, we believe they’re some of the most important investments we can make.

Step 4: Bringing Your Home to Life

Modern gray house with a two-car garage and a tidy lawn, built by Pratt Home Builders in Chattanooga TN. Blue sky and neighboring homes visible.
Elegant dining room with white wainscoting, wooden floor, and large windows. Designed by Pratt Home Builders in Chattanooga TN.

Now comes the exciting part.

Once construction is complete, your home begins receiving the finishes that reflect your personal style.

Depending on your stage in the building process, you may have opportunities to personalize selections through the Pratt Design Studio.

Many Pratt homes include premium features that other builders often consider upgrades, including:

  • Granite or quartz countertops
  • Luxury flooring
  • Crown molding
  • High ceilings
  • Ceiling fans
  • Delta® premium plumbing fixtures
  • Quality cabinetry
  • Spacious open-concept floor plans

It’s one of the reasons homeowners often say a Pratt home feels different the moment they walk inside.

Step 5: Your Home Is Ready for Move-In

Before closing, every Pratt home goes through extensive quality inspections and walkthroughs.

Our goal isn’t simply to hand over the keys.

Our goal is to make sure you feel completely confident in your new home.

Throughout construction, our team communicates with buyers every step of the way so there are no surprises.

From contract to closing, we’re committed to making the experience as enjoyable as the finished home itself.

New Home Favorite Features: Dedicated Home Office

Here at Pratt Home Builders, we have a plethora of options in floor plans that meet your needs! Within the past few years, many jobs have been moved from office positions to work from home or you may work from home a certain number of days during the week. Did you know Pratt Home Builders offers home plans with a dedicated office?

Some of our plans that include a dedicated office include the Riverbirch, Shenandoah, Waterford, New Haven, Peyton, Quail Run, Emory, Meridian and many more to choose from!

When working from home, it is very important to create a space that keeps productivity a priority! There are many things that affect a dedicated office to ensure a high productivity rate. In the majority of our plans that have a dedicated office, you may see the offices being shown at the front of the house – this allows natural daylight to come into the space, security measures of the front of your house and being tucked away from the noisier parts of your home as well! Even though some plans allow for a dedicated office, you do not necessarily have to use it as an office! Dedicated spaces can be used as a game room, gym/ exercise room, playroom, craft room, home office, storage and so many more purposes that meet your family’s needs. Having that dedicated space within your home allows flexibility for you and your family to use it the way you want!

A dedicated office space allows individuals with the following:

  1. Freedom to create and furnish your own workspace.
  2. Ready for future emergencies.
  3. Shorter commutes decrease air pollution for a healthier environment.
  4. Flexibility.
  5. Increase the value of your home.

At times, when working from home, it can be difficult to keep the work life balance a priority. Having a dedicated office that is enclosed by doors can allow you to mentally and physically shut the door to start and end your workday.

The main goal of having a home office is to ensure productivity is a priority. Color selections that you put into an office can help determine the level of productivity and what impact it can have on the individual utilizing the space. Some individuals prefer to have a room that is dark and moody while others like to have a bright and airy work zone. Pratt Home Builders offers multiple options to add such as wainscoting, Sherwin Williams paint deck to choose from, flooring options and ceiling details to make the room more personable to your aesthetic.

While in Design, the designers will work with you to create your perfect office space that meets your needs. Whether you need a dedicated office or a separate space within your home, Pratt Home Builders has exactly what you need to take priority in your life!

Pratt Design Team Visits Shaw

Pratt pre-sale customers typically travel to Pratt Home Builders for design sessions, but our design team also travels on behalf of our customers! One of the
most fun and exciting aspects of designing a home is being able to choose among the new stylish and high-quality inventory coming into the Design Center Showroom.

Travelling for Trends

A few weeks ago, the Pratt Home Builders interior design team traveled from our design center in Chattanooga, Tennessee to Atlanta, Georgia to Shaw Contract. We were on a mission to find new and current inventory for all of our clients here at Pratt Home Builders. During the
designers’ time at Shaw, we met with our Sales Representative for the Chattanooga area to learn more about all of the new products that are coming to the market. We went over so many different types of flooring examples included engineered
hardwood, luxury vinyl plank, carpet, subway tile, and penny round tile – small applications and large – we covered it for you!

Flooring Options for Every Style

As interior designers, it is our responsibility to keep our showroom updated for clients and stay in touch with our vendors to see what is going in & out of the market. We are so excited
for these new items to come to the showroom and be able to show clients going through design as well as prospective clients! One of the greatest aspects of the construction and design field is being able to create
reliable connections through the vendors we work with. Although many would think of the design showroom here at Pratt being a “one stop shop” for clients, we have several vendors that we partner with to be able to create an unlimited design palette to walk you through.

Shaw is one of the main vendors that Pratt showcases various products from in the design showroom – examples include engineered hardwood, luxury vinyl plank, backsplash, carpet, floor tile & wall tile. These are not only options for pre-sale customers to choose from, but go-to options that our design team will curate for design market homes.

Sustainability Matters

Our team loves that Shaw has a focus on sustainability, which is shown through the materials health, circular economy to reuse and recycle product back within itself, creating a priority of cradle to cradle standards vs cradle to grave, recognizing the importance of carbon impact of their products as well as keeping diversity, equity and inclusion a priority. Shaw holds themselves to a high standard and we think highly of them for that.

We had so much fun being able to pick out new products for future clients while in Atlanta and we hope you will have the same amount of fun in the showroom designing your future new Pratt home!

Community Spotlight: Bainbridge

While sometimes there are some fun questions from Chatta-newcomers about how to pronounce “Ool-te-wah”, one thing there’s never uncertainty about is that it’s a great place to live!

Just 15 minutes from the TN/GA split, according to the TDOT signs, it’s been a convenient place to call “home” for many Pratt customers throughout the years. With convenience to our mid-size city of Chattanooga, Tennessee, Ooltewah still offers a charm of its own. Just 10 minutes from Hamilton Place mall, the local shopping mecca, Ooltewah itself boasts a nice Publix shopping center and the ever-popular Cambridge Square, a local town square featuring local restaurants and boutiques. Many of our best-loved communities throughout the last five years have been tucked away just across the interstate for little more rural lifestyle that doesn’t sacrifice style or convenience.

The Pratt Home Builders Ooltewah community-to-watch in 2024 is Bainbridge. Just 5 minutes from Interstate access, Bainbridge is nestled between I-75 and Ooltewah-Georgetown Road for ultimate convenience. Nice and level, it’s a great place for walking with sidewalks lining both sides of the streets. The pool area will feature a pool house and plenty of lounge chairs to enjoy time with family and friends. Bainbridge offers spacious homesites that accomodate many of Pratt’s best loved home plans, thoughtfully designed by our in-house team of construction and design experts.

At this stage, Pratt customers can enjoy choosing between two options: Pre-sales, which give the opportunity to select homesite, home plan and all the finishes of your beautiful new construction home OR designer market homes, which are thoughtfully-designed by our in-house team so they offer stylish finishes without the longer timeline or having to make all the decisions.

When it comes to Pre-Sales, here are some of our beloved home plans we expect to be popular in this community in 2024:

  • Some of our favorite plans include The Emory, which can be built on many homesites at Bainbridge. The Emory is a spacious ranch home with an open kitchen and living room, with plenty of natural light along the back of the home. For customers who are looking to have everything on one level, but who still may need some extra space, this home plan is a great blend of features.
  • Another popular favorite home plan that can be built in Bainbridge is the Peachtree. The Peachtree is a two-story home with great curb appeal, offering a dining area we’ve seen many customers use as a library, office, or sitting room. It also has a spacious guest room on the main with a full bath, perfect for a teenage suite or giving visiting parents a place of their own on the first floor. A beautiful staircase brings residents to a showstopping main bedroom and spacious bathroom, complete with two additional bedrooms and the option of adding a bonus room.
  • Another great option to build at Bainbridge is the Waterford home plan, which is a main bedroom down home plan with remaining bedrooms upstairs. With a dedicated home office, dining room, and open kitchen and living room, this home plan offers style and space on the main level, with cozy additional bedrooms tucked upstairs.

For customers who prefer to leave the details to the experts, our designer market homes are a great option to for a less-involved experience for customers who need a quick-move-in or who may prefer to leave details to our experts. Below are the finishes of some homes currently available at Bainbridge. *Please note: Call to verify availability of current homes.

Pratt Home Stories: The Morgan Family

In 2018, Taylor and Marcus Morgan bundled up and selected their home site and landed on their home plan, The Wellesley, as some of the earliest buyers in Magnolia Farms in Apison, Tennessee. One of our all-time favorite photos here at Pratt is of their son, Atlas, overseeing our earth moving crews from his own bulldozer shortly after they moved in February 2019.

Little did they know the changes in store for their family in the coming years. In March of 2020, The Morgans launched Theba Handmade. They make a wide variety of personalized products from cutting boards, to tea towels, totes and more. Since they began, their business exploded. To date they’ve sold over 15,000 units on Etsy, with both Taylor and Marcus being able to work on their business full time.

The Morgans have made their home truly theirs – creating a unique space that allows their kids to be kids with a playground and home garden in the back yard, maximizing the storage space in their garage, as well transforming their bonus room into a dedicated play area for the boys.

Taylor says The Wellesley has been a perfect home plan for their family of five. “Our home’s open concept living area has been a wonderful asset to our family. It not only allows us to keep an eye on our three energetic boys as they play and explore, but it also encourages a sense of togetherness and connection.”

With a full schedule keeping up with all of life’s responsibilities and adventures, she says “this is especially important for us as we juggle homeschooling and running our own business, where the lines between work and family life often blur. Being able to oversee the activities while also tending to our business needs has been great!”

Magnolia Farms is a truly unique community that is perfect for the growing family; featuring 5k-wide sidewalks throughout, a community baseball and soccer field, as well as a resort-style pool and cabana. Starting a new chapter has never been easier at Magnolia Farms.

Getting to know us: What kinds of homes does Pratt build?

Published by Pratt Home Builders | Written by Brittany Shaw Newman

Potential customers are at all phases of the learning process about home building when they contact us. Many buyers start the process with questions about the timing of their new build, finishes, and design process. Are you curious as to whether Pratt Home Builders a good fit for you or someone you know? Here’s a quick rundown of what options we offer to anyone dreaming of building a new construction home in the Greater Chattanooga area.

Pratt Home Builders builds in communities. Many of these are communities that the Pratt team has designed and include special lifestyle amenities and unique features. For more information on communities we build in visit this link. We do not build outside of these areas, but will work with buyers to find the best option in terms of a buyer’s desires for their home plan, timeline, location and price point within our developments. We have nearly 50 home plans to choose from, and a different combination of home plans are offered at each community. Within each community, we offer two different types of homes: Market Homes and Pre-Sales.

One option for buyers is Pratt’s Market Homes. This means our team of design professionals including architects, engineers, and interior designers work together to determine a homesite, homeplan and even selects all the interior and exterior finishes. As the name suggests, Market Homes are built for the current market. Based on our research, current trends, and needs of the market, these homes are curated to accommodate sellers who may not have the time or desire to build from the ground up. The Pratt in-house design team selects all the elements, so buyers who prefer to leave design process to the professionals are often drawn to Market Homes.

They are also great for resale, since our in-house interior design team chooses the interior and exterior finishes. Our designers are trained in color, lighting, and space planning, so these homes reflect the latest finishes and trends. If you do choose to sell in the future, they will shine on the MLS due to the quality finishes like granite, hardwoods, tile and trim details you will find in most Market Homes. These homes are sold as designed, but there may be an opportunity for buyers who get in early in the process to select paint colors. Future Pratt Market Homes will also be going onto the MLS and Zillow when they are in framing.

Market homes sell at all stages of construction, so they can be a great solution for buyers who want a new construction home, but need something sooner rather than later. For example, a buyer may find a Market Home he or she could close on within a few months. Many Market Homes sell in the early stages of construction, so if you’re curious what we have coming up in our pipeline of Market Homes it’s best to get in touch with us directly at info@prattliving.com or by calling 423-757-7687.

The other option we have available at Pratt Home Builders is our Pre-Sale homes. Buyers can select their homesite and home plan within the community of their choice. Exploring our home plans and interactive home plans is a great way to see how you can “edit” our home plans. When you purchase a Pre-Sale, there are options available and opportunities to put more of a personal touch on the home plans we offer.

The best way to get started on a Pre-Sale home to is to call our office or get in touch with our Online Sales Counselor to learn what the best fit for your home plan goals would be. You can go over your desires for your layout and square footage, talk over your preferred locations and ideal price point, and we can make suggestions about what communities and home plans will be the most ideal fit. Then, we will set an appointment to visit the community in person. There, our onsite New Home Consultants for each respective community will help make sure the homesite and home plan work together.

Pre-Sale buyers receive to finish is approximately six months. Of course, there can always be variables due to weather, land development challenges, and other factors. Pre-Sales are a great option for buyers who like to have more choices, and are a way to spend your new home budget on the features and finishes that are most pertinent to your family since they allow for more opportunities to personalize.

We have Pre-Sales available at many of our current communities. We recently opened our brand new Magnolia Farms community, a new phase in Boulder Pass at The Canyons in Falling Water, and a new phase is open in Creekside at Hampton Meadows so these are all great options for buyers who want to be able to choose their homesite, home plan and finishes.

With questions about any community, get in touch with us online at prattliving.com or by calling 423-757-7687. You may also visit any of our communities any day except Tuesday and Wednesday, but we recommend calling ahead for an appointment.

Getting to know us: What kinds of homes does Pratt build?2025-11-25T13:29:25+00:00

Your Home Warranty and Pratt’s Peace of Mind Plan

Pratt Home Builders is celebrating 20 years in business and is rapidly approaching over 1,400 homes built in the Greater Chattanooga area. Throughout the last year, the Pratt team has been diligently focused on standing behind the multiple warranties that come with every Pratt home by making the follow-up process even more effective. We have added a full-time home warranty department and customer care technicians. Robin Warren is spearheading our Customer Care department and is sharing insight about the details of the fifth piece of the Pratt Process: the Pratt Peace of Mind Plan.

BN: Robin, tell us a little bit about yourself and what you do in terms of Customer Care.

RW: I am a full time in-office assistant to all of our customers and to these gentlemen who make up our warranty team. I will be our customers’ first contact when reaching out about any warrantable concerns. I help coordinate service orders for our technicians and gather data to help improve our department.

BN: I know all of us on the Pratt team as well as our homeowners are so glad to have you all! Can you tell us more who else is involved in this rapidly growing department?

RW: Our team members include Josh Gunter, Chad Gadberry, Brandon Whitworth and we are looking forward to a new specialist joining our team later this month!

Josh is a Chattanooga native who joined the team in December 2017 as one of our customer care technicians. Soon, he is starting his transition into our construction side as a Pratt builder. We’re going to miss him on our team, but are extremely happy for him as he pursues his building career. When he’s not working, he enjoys all things outdoors like hiking and kayaking.

Chad Gadberry is another one of our customer care technicians who started working for Pratt earlier this year. Outside of work, Chad enjoys cooking for friends and family, working on his home and spending time with his wife and children. We are very grateful to have Chad on our team. He’s very efficient, thorough and all of our customers love him.

Brandon Whitworth is our director of customer care. He is approaching his one-year anniversary with Pratt Home Builders. He loves to spend time outside of work with his wife, Tina and their three children: Brandon, Bailey and Cooper. They enjoy horseback riding, kayaking and camping. I (Robin) really enjoy working with Brandon. He is always on top of issues, willing to help anyone with all tasks and is diligently working to improve our customer care department.

We are also very excited about a new employee coming soon to join our team later this summer!

BN: Can you tell us more about what’s included (warranty-wise) when a buyer purchases a Pratt Home?

RW: Pratt homeowners get several types of warranties with their new home. The Pratt Peace of Mind Plan outlines these in depth, and each owner gets a copy of this plan for their reference. Here is an excerpt from The Plan highlighting each warranty type.

– Materials and workmanship for 1 year

– Certain major home systems for 2 years

– Defined structural defects for 10 years

In general, the Plan is a commitment that materials and workmanship are warranted for

one year from the time of closing. The heating, air conditioning, electrical and plumbing

systems are warranted for 2 years from closing. Defects in materials and workmanship

in the structural elements of the home are warranted for ten years from closing. Some

appliances, equipment and other components included in the home are not warranted

by Pratt, but are covered by separate warranties provided by the manufacturer or

supplier. These warranties are assigned to the Homeowner by Pratt at the time of

closing. In the event that a timely claim is made under one of these warranties without

response, Pratt will assist the Homeowner in attempting to resolve the problem with

the manufacturer or supplier.

BN: What are the main differences in the various warranties, respectively?

RW: There are many different elements of a new construction home, but I believe most buyers will be pleasantly surprised by the items covered. Check out the time and terms on the warranty coverage I’ve listed below (from the Peace of Mind Plan).

One Year Coverage – Pratt warrants the construction of the home will conform to the

tolerances for materials and workmanship, as defined in the Performance Standards, for

a period of one year after the closing date.

Two Year Coverage – Pratt warrants the workability of the plumbing, electrical,

heating, ventilating, air conditioning and other mechanical systems, as defined in the

Performance Standards, for a period of two years after the closing date.

Ten Year Coverage – Pratt warrants the construction of the home will conform to the

tolerances set forth below in the Performance Standards for Structural Elements for a

period of ten years after the closing date, subject to the limitations set forth below.

Structural Elements are footings, bearing walls, beams, girders, trusses, rafters, bearing

columns, lintels, posts and floor systems. A Structural Element will not be deemed

defective, and no action will be required, unless there is actual physical damage that

diminishes the ability of the Structural Element to perform its load-bearing function such

that the home is unsafe.

BN: Why is this warranty unique?

RW: Our warranty program is growing rapidly and we are making daily progress to benefit our customers and this is one important attribute that sets us apart from our competitors. The warranty itself stays with the home, not the homeowners. So, essentially if you purchased a “used” Pratt home and it’s still within our one year, two year or 10 year warranty period, then the new homeowner still gets to reap the benefits of our warranty program.

BN: If a customer has any type of issue, what’s the best way to get in touch with the team and how soon can they expect to have the issue resolved?

RW: During office hours, a call can be made to myself at 423-267-9917 ext 312 or an e-mail made to me at RobinWarren@PrattLiving.com. If an emergency arises, homeowners can call our office line at 423-267-9917 and press 9 when prompted for an emergency call.

We will always have someone on stand by for emergency issues such as no heating/air or water leaks. While emergency warranty situations are rare, prompt response is essential when they occur. Trouble shooting tips are provided to you but if your efforts fail to correct the problem, you can call us at (423)267-9917 or call the necessary trade contractor or utility company directly.
